What does a benchmark price mean?

A benchmark price estimates the value of a typical home with defined attributes in a particular market.

It helps track movement over time without being distorted as easily by changes in the mix of homes sold. It is not the average sale price, and it is not an appraisal of a specific property. Location, lot, condition, renovations, view, strata details and recent comparable sales can all affect an individual home’s market position.

Buyer’s, balanced or seller’s market?

The sales-to-active-listings ratio compares monthly sales with the number of active listings available.

A lower ratio can indicate more choice for buyers, while a higher ratio can indicate stronger competition. Board-wide ratios do not describe every neighbourhood or property category. Townhomes can behave differently from detached homes or apartments during the same month.

A strong pricing conversation starts with the properties buyers are actually comparing.

Recent sales, active competition, expired listings and property differences help establish a realistic range. A regional percentage change should never be applied mechanically to one home.
